Stand Back…It’s Gonna BLOW!
Well, I was thinking of past real esate transactions that really touched my heart DEEPLY. What, my heart was going to blow up with the sentimental memories? No, actually the septic tank blew up, but I digress, let me start from the beginning.
It was an early summer day about 10 years ago in Apache Junction Arizona. My client was an architect from New York City and dreamed of getting a ranch in Arizona. She loved to ride horses and was boarding hers.

She had a limited amount of money to spend on a ranch with at least an acre of land and zoned for horses while being employed in the Phoenix metro. Well Apache Junction was a good fit based on price, location and 1 acre properties. So we started the search. However, there were just a handful of properties available in her rice range.
We found a ranch that had been on the market a while. The home obviously needed work and updating, but my client being an architect she knew what she could do with her own hard work. She was ready. I submitted a contractn offer and we went under under contract.
Then, we ordered an inspection during the 10 day inspection period. It turned out as needing work, but my client was still on board. However in Arizona the Seller is required to get a septic tank inspection (no city sewer). The toilets were draining and water flowing that was ok. However, the Seller is supposed to get the septic tank inspected and pumped and cerified. Well thank goodness for that.

Well the inspector said that the septic tank and IMPLODED due to lack of use and heat and gas build up. The sewage that was flushed was just going into the remaining whole which they dug out.
OK, this is all bad right? The contract was cancelled. However, thankfully another home just came on the market with a great view of the Superstition Mountains, smaller but room for a horse corral but in newer and better overall condition and she could afford it. She was not going to have to work so much on the home and just needed to set up a corral for her horse that she could live with and no longer have to board. Now THAT warms my heart!
The morals of this story?
1. It is gonna BLOW, it can be a good thing
2. Good things come to those that wait
3. Get out of New York City and move to Arizona (I can help you with that)
